Documents to check

Title deed and 30-year chain of title
As for any property. Approved building plan and completion / occupancy certificate
Extra floors built without approval can be demolished. Encumbrance certificate, khata and tax receipts
Clean records in the seller's name. Utility connections in the owner's name and no dues
Electricity and water bills. Structural check by an engineer
Especially for older houses.

For every purchase

Get a lawyer to check the title before you pay a token amount
A few thousand rupees saves lakhs.

Pay by bank transfer only, never cash
Cash is illegal above ₹2 lakh and leaves no proof.

TDS of 1% if the price is ₹50 lakh or more
The buyer deducts it and files Form 26QB.

Register the sale deed at the sub-registrar office
Unregistered sale = you do not legally own it.

After registration: mutation / khata transfer into your name
Then pay property tax in your name.
